{"id":26490,"date":"2026-04-18T10:19:49","date_gmt":"2026-04-18T10:19:49","guid":{"rendered":"https:\/\/didebta.com\/?p=26490"},"modified":"2026-04-18T10:19:49","modified_gmt":"2026-04-18T10:19:49","slug":"should-i-buy-a-house-now-or-wait","status":"publish","type":"post","link":"https:\/\/didebta.com\/?p=26490","title":{"rendered":"Should I Buy a House Now or Wait?"},"content":{"rendered":"<div>\n<p>Whether you got it from the news, your favorite social media platform, or that one friend who\u2019s a self-proclaimed real estate expert, chances are you\u2019ve heard that mortgage interest rates and home prices are pretty high these days\u2014which is 100% true.<\/p>\n<p>If you\u2019ve been thinking about buying a house or working to save up a down payment, then that news has probably left you with an important question:\u00a0<em>Should I buy a house now or wait?<\/em><\/p>\n<p>To answer that question\u2014and so you can make the best decision for you and your family\u2014let\u2019s look at whether now is a good time for you to buy, or whether you should punt that decision down the road.<\/p>\n<h2><strong>Is It a Good Time to Buy a House?<\/strong><\/h2>\n<p>Yes, it is! (Technically.) But really, whether it\u2019s a good time for\u00a0<em>you<\/em>\u00a0to buy a house depends more on your personal finances than on the housing market. Here\u2019s a breakdown of when you should wait to buy a house and when you should pull the trigger:<\/p>\n<h3><strong>When to Wait<\/strong><\/h3>\n<p>You should wait to buy a house if you aren\u2019t financially prepared for homeownership. No matter what the housing market is doing, buying a house is a bad idea if you don\u2019t have your ducks in a row.<\/p>\n<p>Specifically, you should wait on buying a house if . . .<\/p>\n<ul>\n<li><strong>You have existing debt.<\/strong>\u00a0Focus on paying off all your consumer debt before you buy a house. Getting rid of\u00a0student loans,\u00a0credit card payments\u00a0and\u00a0car notes\u00a0will give you more margin in your budget\u2014and that\u2019s super important as a homeowner.<\/li>\n<\/ul>\n<ul>\n<li><strong>You don\u2019t have a full emergency fund.\u00a0<\/strong>Saving up an\u00a0emergency fund\u00a0of 3\u20136 months of your typical expenses before you buy a house will make a broken HVAC unit, fridge or washing machine merely an inconvenience instead of a catastrophe.<\/li>\n<\/ul>\n<ul>\n<li><strong>You haven\u2019t saved a strong down payment.\u00a0<\/strong>If you\u2019re a first-time home buyer, you need a\u00a0down payment\u00a0of\u00a0<em>at<\/em>\u00a0<em>least<\/em>\u00a05\u201310%. But if you can swing a 20% down payment, that\u2019s even better. Why? Putting 20% down will keep you from having to pay for\u00a0private mortgage insurance\u00a0(PMI), an extra monthly fee that could add hundreds to your house payment.<\/li>\n<\/ul>\n<ul>\n<li><strong>You can\u2019t afford the house payment.\u00a0<\/strong>Don\u2019t buy a house if the monthly payment (including principal, interest, taxes, homeowners insurance and HOA fees) on a 15-year fixed-rate mortgage would be more than 25% of your take-home pay. Any more than that, and you run the risk of not having enough money left in your budget each month to put toward other important financial goals\u2014in other words, you\u2019ll be house poor.<\/li>\n<\/ul>\n<p>We know how badly you want to be a homeowner and to start building equity. But if one or more of those statements apply to you,\u00a0<em>that\u2019s<\/em>\u00a0where you should direct your focus for now. Every day, we talk to folks who bought a house before taking those steps and wound up regretting it because they got stuck with a giant, expensive burden.<\/p>\n<p>We want\u00a0your\u00a0home to be a\u00a0<em>blessing<\/em>.<\/p>\n<h3><strong>When to Buy<\/strong><\/h3>\n<p>If you\u2019ve checked all those boxes, then you\u2019re ready to hire a\u00a0real estate agent\u00a0and get to buying! You may be tempted to wait around for a better interest rate or more affordable home prices, but that\u2019s not a good idea for a couple of reasons.<\/p>\n<p>For starters, experts believe home prices will continue to rise for the next two years (at least).<sup>1<\/sup>\u00a0So if you try to wait to buy until home prices go down, you might be stuck waiting a long time.<\/p>\n<p>Second, if you buy now and interest rates drop later, you can still take advantage of the lower rates by refinancing your mortgage. Think of it this way: You date the interest rate but marry the house.<\/p>\n<p>Overall, you never want to decide whether to buy a house purely based on what the market is doing. If you\u2019re in good shape with your money, there\u2019s no reason to wait.<\/p>\n<\/p>\n<h2><strong>Will Mortgage Rates Go Down in 2026?<\/strong><\/h2>\n<p>Mortgage rates could dip slightly in 2026, but don\u2019t expect a dramatic drop. Why? Because the Federal Reserve (aka the Fed)\u2014the central bank that helps manage inflation and keep the economy stable\u2014is taking a cautious approach as it works to keep inflation under control without slowing the economy too much. And while the Fed doesn\u2019t directly set mortgage rates, it does influence the direction they move.<\/p>\n<p>The Fed currently has the federal funds target rate (the interest rate banks charge each other for overnight loans) set at 3.5\u20133.75%.<sup>2<\/sup>\u00a0Their latest projections put the rate at around 3.4% by the end of 2026.<sup>3<\/sup>\u00a0But keep in mind: 3.4% doesn\u2019t mean\u00a0<em>mortgage rates<\/em>\u00a0will go that low. Mortgage rates are usually 2\u20133%\u00a0<em>above<\/em>\u00a0the federal funds rate.<\/p>\n<p>Mortgage rates can also move independently of the Fed since lenders are influenced by other factors like the bond market and inflation trends. That\u2019s why no one can predict with 100% accuracy what mortgage rates will do. So be careful not to base your home-buying decision only on rates.<\/p>\n<p>The good news? But remember, the Fed doesn\u2019t directly set mortgage rates. They control only the federal funds target rate, which then indirectly influences most other interest rates, including those on loans and mortgages.<\/p>\n<h2><strong>The Bottom Line<\/strong><\/h2>\n<p>No one likes high interest rates, but they\u2019re not the end of the world. This is still a great time to buy a house. It\u2019s also a good time to sell a house.<\/p>\n<p>While it\u2019s always great to have a lower interest rate on your mortgage, that doesn\u2019t mean you have to wait years to buy or sell a house\u2014or to refinance if your current loan just isn\u2019t working for you.
